Do I need a REALTOR to go with me to a model home?

Yes, you need your agent to go with you to a model home on your very first visit to register you with the builder. If you visit a model home without your agent the builder won't allow you to have your own representation through the new home construction process.

I know the people in the model home sales office work for the builder, but do they represent me too?

No. The sales reps work for the builder and only represent their interest. If a dispute between the home buyer and the builder arises, the sales reps are required to serve the interests of the builder as their employer. This is why it's critical that you have your own representation to advocate for your interests, and also to help negotiate on your behalf.

I'd like to start looking for a home soon...what do I need to do?

Great! The first step is to click the "Apply Now" button above and schedule a time for us to speak. If we are a good fit, we then would enter into a written employment agreement where we officially begin our working relationship, subject to monthly availability.

Do we have to sign the agreement before we can begin looking at homes?

Yes. In August 2024 new guidelines from the National Association of Realtors and the Arizona MLS require agents to enter into a written employment agreement with any buyer clients prior to going out to view any homes.

Should I get pre-qualified for a mortgage prior to looking at houses?

Yes, it's strongly recommended that you get pre-qualified for a mortgage (or at a minimum speak to a lender) prior to going to look at homes. This will help you know how much home you can afford, and also spot any issues that could prevent you from qualifying. In the event that you find a home you want to make an offer on, a pre-qualification letter is required to be submitted with any offer.
